Gateway 5
Coming in the future
Gateway 5 is one of Manor Royal’s key internal junctions, where Gatwick Road meets Fleming Way. Currently dominated by traffic, guardrails and open grass, the plans have been submitted to transform this area into a greener, more welcoming place for people to pause, pass through and enjoy.
The design is inspired by the area’s natural history. This part of Manor Royal was once known as Tinsley Wood, and the micropark on the western side at the junction with Tinsley Lane would hint at that ancient woodland character.
This area is an internal gateway at the junction of Gatwick Road and Fleming Way, with Tinsley Lane nearby slightly to the south and east of the signalised roundabout area.
A small “micro‑forest” is proposed to be planted on the roundabout, using a dense mix of native trees and shrubs. Over time, this living landscape will grow, change and mature — a natural gateway that evolves year by year.
Together, these improvements would soften the highway‑like feel of the junction and create a greener, healthier and more distinctive entrance to the business district — a gateway shaped not just by infrastructure, but by nature.
The exact design is dependent on further detailed design work, funding and planning consent.
The Manor Royal BID will look to secure the necessary funds to develop the scheme that we hope we will be able to deliver at some point in the future.
But we can’t do that without funding!!
Gateway 5 sits on land that was once part of Tinsley Wood, a historic woodland that covered this area long before Manor Royal existed. The new “micro‑forest” planted here is designed to echo that lost landscape — a tiny modern woodland that will grow, change and mature over time, just like the original forest did centuries ago
